I am surprised those are so cheap. A friend who bought a view condo on Grand a couple years ago was discreetly bragging about what he thinks it is worth now, like 100% more than he paid. I replied with something along the lines of you haven’t made a penny until you sell, and good luck in this market.

I still think you should stay put and work with what you have.

Kent and Auburn are getting even worse now, too.

Real estate is simply nuts in a lot of places. My in-laws bought a home in Boston about three years ago for roughly $850k. Now, if they were to sell it, it would be somewhere in the neighborhood of $1.1-1.2MM. They have renovated the kitchen (at a cost of maybe $30k), but that’s about it.

This here is the rub, though. Does one buy an expensive home in a growing area, hoping to make 50-100%+ over the years you live there, but eat ramen in the meantime....or buy an affordable home in an affordable location but only see the value increase with the rate of inflation.

That’s why I love loving in a small town. This is a, 1300sq/ft, 3 br, 2 bath, with a 2 Car attached garage, and a shed out back, with a good sized bad yard. And the house is less than 20 years old. That is the bigly rub. I live in a place, a good place but a place nonetheless. Sure my value has gone up nominally, but homes in slightly better areas have gone up much more, to the point where they’re feeling beyond my reach. There’s a sense of feeling trapped at times...

My wife works in downtown Seattle, takes the bus.. I work from home. One of the big problems beyond finding a decent house in your price range is the taxes keep jumping up year over year. That, and when people need work done on their home more sticker shock.

Funny thing, tax rates in this region generally aren’t bad, but values have spiked so much, it creates an expense many did not plan for, especially the lucky generations who bought 25+ years ago back when normal working people could make it happen.
